Every move is different, but the order of operations rarely is. Here's how Shana walks families through it.

A 20-minute conversation about your report date, your BAH, schools and how far you're willing to drive. You leave with a short list of towns to focus on.

Get VA pre-approval
Talk to a VA-approved lender so you know your real budget. Shana can introduce lenders who close VA loans in this market every month.

Using your VA benefit
- No down payment
- Eligible service members and veterans can usually buy with zero down.
- No PMI
- VA loans don't carry private mortgage insurance, which lowers the monthly payment.
- The funding fee
- A one-time VA fee applies to most buyers. Veterans receiving VA disability compensation are generally exempt.
- Seller concessions
- Sellers can contribute toward closing costs, which Shana negotiates into your offer when the market allows.
